Question 1: Will my landlord be responsible to any damage/loss that might occur to my personal items? Answer: Your landlord generally can not be made responsible for any loss or damage to your personal items within your rent house. Question 2: My dishwasher does not seem to turn on, what is wrong? Answer: It is most likely the switch near your sink. Simply turn on the light switch that appears to do nothing, then try your dishwasher. If that still does not fix your problem, call this in for servicing. (2007.09)
Question 3: My dryer runs all the time but my clothes are not getting dry. Should I call this in for repair? Answer: Check the vent outlet to your dryer. If the screen is full of lint, remove the lint from the screen, replace the screen and try your dryer again. NEVER LEAVE THE SCREEN OFF. If the screen is off, tenants will be responsible for the cost of removing the birds nest.
Answer: If your vent outlet is missing a screen, call this in for servicing. The screen is not to be left off because a bird will likely build a nest in the vent duct. (2007.09)
Question 4: Someone has parked their vehicle on my property that we have not authorized. What should we do? Answer: You have the right to call a towing company and have that vehicle removed from your premises. (2007.09)
Question 5: Are we responsible for changing our A/C filters? Answer: Yes, all filters much be change by the tenant including A/C filters. The recommendation is to change them every month or two. A/C repairs resulting from clogged A/C filters or clogged A/C coils are the tenants responsibility. (2007.09)
Question 6: What are some of the things I can do to save money and be safe in my unit? Answer: Maintain your faucets during cold weather. Renters are responsible for maintaining all interior and external faucets such that they do not get damaged due to a freeze. a. Exterior Faucets: We recommend that you purchase an appropriate insulated exterior faucet cover or keep the faucet running when the temperature outside drops below freezing. b. Interior Faucets: We recommend keeping the cabinet doors open when the temperature outside falls below freezing and the internal heat remain above 60 Fahrenheit, even while the home is vacant during the holidays to prevent freezing of the interior pipes. Answer: Keep smoke detectors in working order. All smoke detectors must be maintained with fresh batteries. If a smoke detector chirps because of a low battery, be sure to replace the battery. Disconnecting the smoke detector violates your lease and the Texas Property Code – Chapter 92. Answer: Clear the lent from your exterior dryer vent cover being sure to put it back into position. It is the tenant’s responsibility to maintain the exterior cloths dryer vent. Here is how you would maintain the exterior dryer vent. Simply remove the net and clean the plastic net. Be sure to put it back into position. If the net is missing, birds will build a nest in the vent duct and it can be very costly to have the nest removed. Simply removing the lent from the net and replacing it back could save your $$$$ as this will prevent clothes from drying within a reasonable time. Answer: Do not over look any potential problems. Report all potential problems, be it small or large with 24hrs. For example a small water leak could result is thousands of dollars in mold damage and/or large water bills billed directly to tenants. Be sure to report all damage including water links. (2007.11) Question 7: I believe my blinds are broken because they are difficult to raise and lower. Can I request my landlord to replace them? Answer: It is possible that your blinds are not broken. Several of the blinds available today cannot be easily raised or lowered unless they are first turned horizontally prior to raising and lowering the blind. If this does not work, call for service. Question 9: When must we have the move-in form submitted? Answer: The move-in form must be submitted within 7-days of move-in. (2008.09)
Question 10: Is it ok to throw hot grease down the sink? Answer: No, it is never o.k. to put grease down any drain including the kitchen sink. Please see responses from others on this topic on this Yahoo webpage. The average plumber charges ~$150.00-$200.00 to clear a drain. If you have been putting grease down the drain, please stop immediately. If you have any pans with residual grease, please use a degreasing detergent like Dawn to clean them. Please use coffee cans, jars or like object to dispose of your old grease. We advise you to wait until the grease has cooled so not to burn yourself. Then dispose of the coffee can or jar. (2014.02) Question 11: Can you flush tampons or Q-Tips? Answer: No, it is never o.k. to flush anything object other than toilet paper. Tenants for cleaning any clogs if their is any foreign objects. Tampons and Q-Tips are considered foreign objects.
Question 12: When can I expect to get my security deposit? Answer: The Texas law allows landlords up to 30 day to return your security deposit. We generally return the deposit (and a list itemized deductions, if any) well before the 30 days allowed by the Texas law for tenants that do not attempt to nail us down on a specific date. |
